  2. What type of building do you want to live?
  3. What is your budget?
  4. How old a building would you like to live in?
  5. What type of room do you want to live in? (Floor plan)
  6. What kind of equipment/ facilities do you need?
  7. Is there anything specific you want to have in your neighborhood?
  8. What direction would you prefer that your room face?
  9. How long of a lease do you want? When do you want to start contract?
  10. Do you have a guarantor?

2. Purchasing a investment property

There is no charge to visit an apartment just to have a look.

  2. Whether there are any differences from the floor plan.
  3. Whether there is space for a fridge, washing machine, and so on.
  4. Number of outlets for TV, phone, and other electrical appliance.

3. Applying for your apartment

We will contact your company’s HR.

nce you have found a room that suits to you, you will need to apply for it.
This involves submitting an application form with your name, current address, address of your work place, your guarantor’s name ect.
Once we have received your application, we will give to the landlord of the apartment you have chosen, and a tenant check will be done. From the information on the application, the landlord will decide if you would be a suitable tenant. They will consider, for example, your workplace, income, credit history, etc. After you pass this check, the step is to sign the contract.
Just applying for the apartment is not the same is reserving…the landlord has the right to turn you down if they aren’t satisfied with your application for any reasons.
You will hear the result of the tenant check within two or three days after handing in your application.

4. Contract

(Company contract)
We will contact with your company directry, and finish the contract.

(Private contract)

Prepare for the contract and correct the necessary documents.

The general condition of the space to be rented and the conditions for staying there (prohibitions and requirements) will be stated in the contract. Since many (possibly strict) rules will be included, make sure you understand the contract 100% before you sign it, to avoid any trouble later.

5. Moving in

ou have to take care of all utilities, such as electricity, gas, and water. If you want to join CATV, or BS TV systems, you have to apply individual. We are happy to assist you all these procedures. We support your comfortable life in Japan!

Type of apartment

Apart/ Apartment
This type of building in made of wood, or light steel, and walls are thin.
It is usually only two stories or less.

Mansion
This type of building tends to have three or more stories, and made of steel framework and reinforced concrete.
Rent is typically higher than apartment.

House (Kashiya)
This type of apartment building is also called “Ikkodate”, and is a house on a lease.

ome typical Japanese style floor plan are outlined below.
In names of the rooms listed above, the number represents the number of bedroom in the apartment. K means kitchen, D is dining room, L is living room, and S is storage.
Floor plans are described with different combination of these.
For example, 2SDK is two bedrooms with dining, kitchen, and large closet space.

1ROOM
This type of apartment usually has a bedroom, kitchen combination, and a bath / toilet combination room. The average size is 16m²~20m²

1K
Although the size of the apartment is almost indentical to a 1ROOM, in a 1K the bed room and kitchen are separated.

1DK
A 1DK has a bed room, and kitchen/ dining room combination. The overall size is slightly lager than a 1ROOM or 1K.

1LDK
A 1LDK has a separated bedroom and living room. The common size of an apartment of this type is 40m²~60m²

1SLDK
A 1SLDK is almost identical to a 1LDK room, expect that has a large walk-in size closet.

Apartment Measurement

There are generally 3 measuring units used to measure apartment in Japan.

The metric system = m²(square meter)
Tsubo(Japanese measuring system) = 1tsubo = about3.3m² = 2 jyo
Jyo(Japanese measuring system) = 1jyo = about 1.65m² = 0.5tsubo


Guarantor

When renting an apartment in Japan, you will need a Japanese guarantor. Please read below, which explains what a guarantor is and how the guarantor system works in Japan.

  1. The guarantor must be self-supported. If they do not have enough income to make a living, they will not be able to be a guarantor.
  2. he guarantor must be willing to be held responsible for the tenant's actions.
    If the tenant for any reason fails to pay the landlord, or damages the apartment or it's contents, the landlord has the right to ask the guarantor for compensation. Legally, the guarantor WILL be responsible for the tenant's actions.
  3. Since the guarantor must agree to be held responsible for all of your actions, it will obviously need to be someone who knows you very well. Usually, Japanese people ask their parents or relatives to be their guarantor. However, we recommend that you (as a foreigner) ask a Japanese teacher, coworker, boss, or friend to be your guarantor.
  4. The prospective guarantor must submit to the landlord a 'guarantor certificate', signed with their seal stamp. They must also submit proof of their seal. It is with this document that a guarantor agrees to take responsibility for the the tenant's actions.
  5. If such a document is not available, the guarantor may instead be asked to stamp their seal somewhere on the lease contract, and also to submit the proof of their seal.
  6. If you cannot find a guarantor, we will introduce a company which provide guarantor service.


Garbage disposal information

In Japan, there are strict rule for Garbage.
You should separate with Burnable, or Unburnable.

Money

Key money
Typically, reikin will amount to the equivalent of 2 months' rent, but occasionally you can find an apartment requiring only 1 month or so. Reikin is a mandatory non-refundable gift to the owner.

Deposit
Shikikin typically amounts to the equivalent of 2 months' rent. However, it depends on the apartment. When you move out, a certian amount of money will be deducted from the Shikikin to pay for cleaning and repairs. Any money left over will be refunded.

Agent Fee
The commission fee paid to the realty agent.Typically equal to one month's rent. A realty agent in Japan can ask both the landownerand the lessee to pay this commission but the total amount should never exceed 1 month's rent.

Advance rent fee
Since you are supposed to pay your rent in advance, the rent for the first calendar-month of your stay (from the day you move in to the last day of the month) will be required in advance, when you sign your conract. If you move into your apartment mid-month, you will be charged only for the remainder of that month.

Fire Insurance
You will be required to have insurance, the amount of which will depend on your apartment. Since Insurance fees vary depending on the size of the room and the type of construction of the apartment, it's a good idea to ask in advance. It's usually somewhere between \10,000 and \30,000.
